Notification of Building Works

Building notifications must be provided at nominated stages to ensure that the relevant authority is aware of construction commencement and is able to inspect at the appropriate time.

Building notifications must be provided by the licensed building work contractor as set out when development approval is provided.

The mandatory notifications are specified in the development authorisation. Some examples of these notifications include (all requiring a minimum of one business day notice except where indicated below):

  • Commencement of work
  • Completion of framing (minimum of two clear business days notice is required)
  • Completion of building works
  • Swimming pool and spa installation date
  • Completion of swimming pool and spa permanent barriers

Changes to South Australia's planning system commenced on 19 March 2021. These changes include online tracking of applications via PlanSA's state-wide ePlanning platform, including notification of building inspections. There will be a period of transition between the current system and the new system.

Failure to comply with legislated timeframe(s) may result in penalties.

Lodging a building notification

It is important to note there are two different ways to lodge a building notification and this depends on which system the development application was lodged. You can use the development application number to determine which building notification system to use.

Then your development application was lodged with the new PlanSA system and you must lodge the building notification online through the ePlanning platform at plan.sa.gov.au.

It cannot be logged through the Council link below.

As an alternative, Council’s Development Administration team can assist. You can contact the team on 8391 7220 to provide details of the notification.

You must be able to provide the application number to the team for them to submit the notification on your behalf.

Then your development application was lodged through the previous system and the existing obligations remain and must be lodged through Council’s online form below.
